The second-quarter 2026 single-family market data from MLS PIN reveals a subtle stabilization across Massachusetts. Sales volume adjusted slightly downward by 2.42% year-over-year to 10,371 closed units, while median sales prices continued their steady upward creep, rising 1.43% to $710,000 (with average sale prices reaching $908,077). Although inventory remains constrained at approximately 2.21 months of supply (6,864 active units), weekly active listing counts peaked near 6,060 by the end of June, giving buyers slightly more options than during the previous summer's crunch.
