Rhode Island Market Watch: Inventory Scarcity Keeps Home Prices High as Multi-Family Sales Hold Firm

The latest August 2026 data from the Rhode Island Association of REALTORS® confirms that inventory shortages continue to drive local property values higher. Single-family median prices surged 6.7% year-over-year to $544,000, while condominiums rose 1.9% to $407,455. Even with slower transaction volume—single-family sales fell 3.4% and condo sales dropped 13.3%—Rhode Island’s housing supply remains remarkably tight. With single-family inventory sitting at just a 2.8-month supply compared to the national average of 4.9 months, sellers maintain strong leverage even as extreme bidding wars moderate.

The multi-family sector proved to be the most resilient segment of the market, with transaction volume remaining nearly flat (-0.74%) and median prices climbing 4.7% to $607,500. Both investors and owner-occupants are actively competing for multi-unit homes to leverage rental income against ongoing borrowing costs. For buyers, the slight buildup in total active inventory offers marginally more breathing room than past summers, but affordability and tight supply remain major hurdles.
