Rhode Island Real Estate Market Watch: Price Gains Continue as Buyers Pivot to Multi-Family Opportunities
I’ve seen every market cycle the Ocean State has to offer, and the August 2026 data from the Rhode Island Association of REALTORS® confirms one ongoing truth: prices continue to climb. Driven by persistent inventory shortages, single-family median prices rose 4% year-over-year to $525,000, while condos jumped 7.4% to $399,900. Despite a slight 9.4% bump in active single-family listings, overall inventory sits at just a 2.7-month supply—well below the 5-to-6-month balance point—keeping sellers in the driver’s seat even as higher borrowing costs trimmed overall sales volume by 3.2%.
The biggest surprise in late summer was the resurgence of multi-family properties, where closed sales surged 15.1% year-over-year while median prices held steady at $620,000. Investors and savvy buyers are aggressively competing for these multi-unit properties to leverage rental income against today’s mortgage rates. The take-away for buyers is clear: while increased listings provide slightly more breathing room than past summers, competitive pricing and flexibility are essential, whereas sellers must continue to price accurately to capture serious buyers in an interest-rate-sensitive market.
