In over 25 years of doing business in the Ocean State, I've learned that when the data shifts, you pay attention. And the May 2026 report just released by the RI Association of REALTORS® contains a headline we haven't seen in nearly a decade:
For the first time since January 2017, single-family home median prices have seen a year-over-year DECLINE.📉
Here is what you need to know about the new numbers:
🏠 Single-Family Shift: The median price dropped 2.5% down to $500,000. Closed sales also took a massive 19.8% dive compared to last May.
⚖️ The Power Shift: Because inflation and affordability concerns have caused buyers to hit pause, inventory actually grew by 2.5%. Homes are sitting on the market just a little bit longer.
🤔 What does this mean? For the first time in years, active buyers are gaining some negotiating power. We aren't looking at a total crash—supply is still historically low—but the frantic bidding wars are beginning to simmer down as we move toward a more balanced market.
🏢 The Condo & Multi-Family Story: Unlike single-family homes, condos rose to a median of $405,000 (up 3.9%) and multi-families ticked up to $600,000 (up 1.7%). However, condo pending sales dropped a whopping 19%, signaling that this cooling trend is likely headed their way next.
The Veteran Takeaway: If you’re a BUYER, your "wait-and-see" approach might finally start paying off with more choices and room to breathe. If you’re a SELLER, the window of naming your own price is narrowing. Proper pricing and a seasoned strategy are more critical right now than they have been in the last 9 years.
