Rhode Island Real Estate Update: The April 2026 “Spring Squeeze”

The April numbers are in, and if you’ve been following the Rhode Island housing market, the latest report from the RI Association of REALTORS® confirms what many of us are feeling on the ground: It’s a complicated time to be a mover.

As a veteran in this industry, I’m seeing a market that is trying to grow, but is being held back by a significant affordability wall. Here is the “quick-read” summary of where we stand:

1. Prices are Still Climbing

Despite the economic headwinds, the median price for a single-family home in the Ocean State has hit $529,000—a 10.2% increase over last year. If you own a home, your equity is likely at an all-time high. If you’re looking to buy, the entry fee for homeownership continues to rise.

2. More Choices, Fewer Takers?

We’ve seen a welcome bump in inventory over the last three months. However, while there are more homes for sale, actual sales are down nearly 7%. Even more telling, pending sales (homes under contract) have dropped by 12.9%. This suggests that while buyers are looking, many are finding it difficult to pull the trigger due to high interest rates and the rising costs of insurance and utilities.

3. The Condo Pivot

The most active segment of the market right now is condominiums. With a median price of $395,000, they have become the primary “entry point” for first-time buyers. While single-family and multi-family sales have slowed, condo sales actually rose by 7.5% this past month.

4. A “Skinny” Market

Rhode Island remains a fast-paced environment. Our “months’ supply of inventory” is still only about two months. To put that in perspective, that is roughly half the national average. If you see a house you love, you can’t afford to wait—it will likely be gone by the weekend.

The Bottom Line

The Rhode Island spring market is in full swing, offering more options for buyers and record-high equity for sellers. However, “affordability” is the biggest hurdle we face. Whether you are looking to cash out on your investment or find a way into your first home, navigating this market requires a strategy, not just a search alert.
